Real Estate Law

Examines the law of real property including the common types of concurrent ownership, surveys, easements, encumbrances, zoning ordinances, real estate contracts, mortgages, deeds, title examination, title insurance, closing preparation, closing documents and leases. Prerequisite: PLG 114 or the consent of program director.

1. Distinguish between real and personal property.
2. Identify the modern estates of real property.
3. Identify various ways of becoming an owner of real property.
4. Explain the four types of concurrent ownership of real property.
5. Prepare an accurate legal description of a parcel of real property based on a typical meters and bounds survey.
6. Describe the common types of public regulations affecting real property.
7. Identify the common types of private encumbrances that can affect the marketability of real property.
8. Explain some essential requirements of a valid residential real estate contract.
9. Describe the various types of deeds commonly used in modern real estate transactions.
10. Prepare a deed.
11. Apply the Code of Professional Responsibility to a legal problem.
12. Describe the procedures involved in conducting a title examination.
13. Describe the types mortgage loans available for the purchase of real estate.
14. Troubleshoot a variety of potential title problems and explain how to solve them.
15. Describe the legal procedures required for closing a residential real estate transaction.
